Like the BFF House reno that I did, I only used the money the sims had, plus the money from selling things. I also tried to use as many of their own items as possible, but I did add and change some. They have a large kitchen, dining, and living room. They also have an office and there is a room upstairs for Bob to workout in that could be turned into a third bedroom.
