I have learned over 60 years that when you first get a house sometimes the small simple changes you can make are best at first. a coat of paint on a fence or a house. New curtains. Then simple repair changes. Frankly if you just change the kitchen and wall in the living room you willfind a better layout. I think the wall between kitchen and living room is not load bearing.
