This is my little modern starter house with enough space for one sim (or you can change the bed to bunk bed and fit 2). It has a desktop (for it to work you firstly need to order your sim to sit, than use computer), little TV, full kitchen, dining area and bathroom. As a patio I used one chair (because I didn't had enough money to add more) but You can feel free to cheat a little bit and add a grill or something.
