I'm not that good at building community lots, but here is my vet clinic! It has an apartment on the top floor, so you can live here with your sim, and a training parkour in the backyard. This lot also works as a park! If you don't have the other packs I used you can still download the build, the bottom floor uses only cats and dogs, and the other things are easily replacable.
